Is there an application process? Yes, all adults over the age of 18 should fill out a separate application.

How can I get an application? Applications are available on our website in PDF format or we can e-mail, fax or mail you an application.

What are the fees for applying? The fee is $15 for each adult who fills out an application. Applications received without the fee will not be processed. There are no refunds on application fees.

How can I submit an application? Applications are accepted by mail, fax or in person at our office. If you fax your application, you must mail the application fee or pay through the paypal link on the application page.  Applications will not be processed until the application fee is received.

How long does the application process take? We strive to process our applications in 3 – 5 business days from the time we receive both the completed application(s) and the fee, but this depends on how fast we receive the rental and employment verifications back.

What are we looking for during the application process?
We verify all of the following:
1. Rental history for the last 3 years
2. Employment and income, income should meet the national housing standards.
3. Credit history is reviewed for slow pays, late pays, judgments, evictions and collections.
4. Criminal and other public records.

All of theses items are taken into effect when considering an applicant.  Bruised Credit is Okay.

What is the Pet Policy? 

Small pets, generally 15 lbs or less, that are not an aggressive breed are accepted. All other pets over 15 lbs that are not an aggressive breed will be interviewed on a per case basis and if accepted then a fee of $25 per month will be added to the rent. NO aggressive breeds or mixes of any size will be accepted.  Limit of 2 pets per household, unless waived in writing for homes with a larger lot.

How do I hold a property that I wish to rent? All adults are required to go through the application process. However, if your application is approved a deposit equal to one months rent will be required within 2 business days to hold the property for up to 30 days. In the event the applicants default on renting the property at the agreed time, the deposit will be forfeited.
