Is there an application process?

Yes, all adults over the age of 18 should fill out a separate application.

How can I get an application?

Applications are available on our website in PDF format (see below) or we can e-mail, fax or mail you an application.

What are the fees for applying?

The fee is $15 for each adult who fills out an application. Applications received without the fee will not be processed. There are no refunds on application fees.

How can I submit an application?

Applications are accepted by mail, fax or in person at our office. If you fax your application, you must mail the application fee, applications will not be processed until the application fee is received.

How long does the application process take?

We strive to process our applications in 3 – 5 business days from the time we receive both the completed application(s) and the fee, but this depends on how fast we receive the rental and employment verifications back.

What are we looking for during the application process?
We verify all of the following:
1. Rental history for the last 3 years
2. Employment and income, income should meet the national housing standards.
3. Credit history is reviewed for slow pays, late pays, judgments, evictions and collections.
4. Criminal and other public records.

All of theses items are taken into effect when considering an applicant.  Bruised Credit is Okay.

What do I need to move in to the property?

A down payment and the first month's rent is required to move into a rent to own.  The amount of the down payment is determined through the application process, but we are looking for more than a typical security deposit in most circumstances.  The down payment is applied to your purchase price or closing costs at the time of purchase.

What about a credit for my monthly rent payments?

A monthly rent credit is given for months that rent is received on time.  The amount of the credit is similar to the amount you would pay in principal if you had a mortgage or about 10% of the monthly rent amount.  Ask for the rent credit for the specific home you are interested in.

What is the Pet Policy? 

Small pets, generally 15 lbs or less, that are over 1 year old and are not an aggressive breed are accepted for a fee of $25 per month.  Pets under 1 year old, that will not exceed 15 lbs full grown, also require a non-refundable pet deposit of $250.  All other pets not meeting these qualifications will be interviewed on a per case basis.  Limit of 2 pets per household.

Please complete one application per adult over the age of 18 wishing to occupy the property, excluding dependant children.  Applications can be mailed with the $15 per application fee to our offices, brought to the office or you may fax the application and mail the application fee.  Applications will not be processed if the application fee is not received or if the application is not completely filled out.  There are no refunds on application fees.  Please allow a minimum of 3-5 business days for processing.
